I was new to the commercial building industry when I purchased a climate controlled self storage building.  The same year, the heating system went bad and I had to replace it.  The biggest challenge I faced was finding a good source for industrial boiler manufactures because I lived in a relatively small town.  Fortunately, I found a great list that provided names and price comparisons.  Within a few weeks, the system was back up and running and all of the units were cozy and warm.  It ended up being one of the best investments I have ever made.  I was able to add heat to a dozen more spaces without any additional cost.
